Plan pet-related move-in charges and lease costs

Estimate renter-entered one-time pet fees, refundable deposits, monthly pet rent, and charges across a chosen lease stay.

Plan the pet-related charges listed in a specific rental quote or lease. Enter charges for the full household unless a field says “per pet.” This worksheet does not check whether a fee is allowed, whether an animal qualifies as an assistance animal, or whether a charge will be refunded.

Enter the lease amounts you want to plan

Copy the amount, frequency, covered pets, refund conditions, and due date from the current written quote or lease. Do not count the same charge in more than one field. Leave optional amounts at zero only if the document confirms there is no charge; an unknown amount is not necessarily zero.

Enter the number of pets and planned months, then review the calculated totals.

What to verify before signing

HUD explains that a person with a disability may request a reasonable accommodation involving an assistance animal, including a request to waive a pet deposit, fee, or other pet rule. HUD describes assistance animals as distinct from pets. The specific circumstances and applicable law matter; this calculator cannot determine whether a request or charge is covered. Contact HUD, a local fair-housing organization, or qualified legal help with rights questions.

For a general first-year pet budget, use the puppy budget planner or cat budget worksheet. Add these lease figures to your own housing records only once.

Method, source, and limits

Move-in non-refundable charges = entered one-time pet fee + other one-time non-refundable move-in charges. Refundable amounts collected = entered pet deposit + other refundable deposit. Monthly pet-related charges = (monthly pet rent per pet × pet count) + other monthly household pet-related charges. Planned-stay non-refundable total = move-in non-refundable charges + monthly pet-related charges × stay months. Cash modeled across the stay = planned-stay non-refundable total + refundable amounts collected. Deposit money is shown separately because a deposit may be returned subject to the lease and applicable rules. Regular rent, utilities, unentered charges, later changes, and deposit deductions are excluded.

How it works

Enter the number of pets, planned months, and amounts from the current written lease or quote. The worksheet separates one-time non-refundable charges, refundable deposits, and recurring monthly pet-related charges.

Good to know

How does the renter move-in fee planner calculate the total?

It adds entered one-time non-refundable charges, multiplies monthly pet rent per pet by the pet count, adds other monthly pet-related charges, and multiplies recurring charges by the planned stay months. Refundable deposits are reported separately and included only in modeled cash collected, not non-refundable spending.

Does the result show whether a landlord may charge a pet fee?

No. It performs arithmetic only. Verify the written lease and applicable local rules, and seek qualified local help for legal questions.

Does the tool decide whether an animal is an assistance animal?

No. HUD explains that assistance animals and pets are distinct and that an accommodation request may include asking to waive pet fees or deposits. Individual circumstances matter; consult HUD or qualified local resources.

move-in non-refundable = one-time pet fee + other one-time non-refundable charges; monthly pet-related = pet rent per pet × pet count + other monthly household charges; stay non-refundable = move-in non-refundable + monthly × months; refundable deposits reported separately and added only to modeled cash collected

Output (USD per planned stay): Arithmetic estimate of entered non-refundable charges, refundable deposits collected, monthly pet-related charges, planned-stay non-refundable total, and modeled cash including deposits. Excludes regular rent and unentered costs; makes no legal determination.
